Phelan Turner Rd. Tilt

Ground up construction and associated site work and utilities for a 190,000 square foot concrete tilt-up industrial building, located in Salem, Oregon, was designed and constructed with flexibility in mind. The development features three tenant improvement (TI) spaces, one of which was built out during main building construction. The facility also includes 30 dock positions, 13 fully outfitted with levelers, shelters, and bumpers.

The project site presented numerous challenges, beginning with geotechnical complexities due to its location on undocumented fill. Ground improvement efforts included 5 feet of rock fill and surcharge loading, Tight site constraints further added to the logistical challenges, particularly during concrete panel erection, earthmoving and utility installation.

This successful delivery of this Project reflects a collaborative team effort, overcoming technical, logistical, and market-driven challenges while delivering a high-performance building tailored to flexible tenant's operational needs.
