Prologis Sandy Logistics

This 260,000 square foot concrete tilt-up facility was constructed in East Portland, Oregon, on a site previously occupied by a former Kmart store, which was demolished by Cornice prior to new construction. The project included the development of 35 dock-high loading positions, making it ideal for future use as a distribution center.


Situated in a rough urban neighborhood, the project faced numerous challenges, including permit protests, working hour restrictions imposed by the city, and extensive design changes required to align with evolving regulatory and community input. Throughout these hurdles, the project team maintained close coordination with local agencies and stakeholders to keep the development on track.


A 4,000 square foot interior tenant improvement was incorporated into the scope, customized to accommodate future users. Despite the complexities, the project was delivered on time and on budget, and was awarded LEED Gold certification for its sustainability achievements.


This facility now stands as a resilient and sustainable addition to Portland’s industrial infrastructure, with strong potential for use in logistics and last-mile distribution.
