Prologis NW Logistics

This 190,000-square-foot tilt-up industrial building, located in Northwest Portland, Oregon, was designed and constructed with flexibility in mind, ultimately transitioning mid-project into a build-to-suit for a national big-box retail tenant. The development features two tenant improvement (TI) spaces, one of which includes a high-end, two-story office showcasing extensive use of cross-laminated timber (CLT) and glulam beams, combining sustainability with striking architectural design.  The facility also includes 50 dock positions, many fully outfitted with levelers, shelters, and bumpers. The project also achieved LEED certification, demonstrating a commitment to environmental performance and sustainability throughout design and construction.


The project site presented numerous challenges, beginning with geotechnical complexities due to its location on fill and disposal ground used during the 1905 World Fair. Ground improvement efforts included surcharge loading, installation of continuous grade beams, and the use of a steel-braced frame to meet structural demands. Tight site constraints further added to the logistical challenges, particularly during concrete panel erection, earthmoving and utility installation.


Construction was also impacted by the COVID-19 pandemic, requiring adaptive project management, schedule adjustments, and enhanced safety protocols to maintain progress.


This successful delivery of this Project reflects a collaborative team effort, overcoming technical, logistical, and market-driven challenges while delivering a high-performance building tailored to the tenant's operational needs.

 

Award: This building and TI was the winner of the “Industrial Development of the Year Award” at the 2023 Night of Excellence.
