
Cornelius Self Storage
This 6.35-acre redevelopment project transformed a 50-year-old hazelnut processing facility into a modern mixed-use RV and mini-storage complex. Cornice worked closely with the developer to creatively repurpose existing infrastructure, minimizing costs and environmental impact. A key success was constructing two-story storage units within an existing building, strategically avoiding costly seismic upgrades. We leveraged much of the original site utilities while still achieving compliance with updated stormwater management requirements. As a sustainable and cost-effective solution, 70 plywood shipping containers (8x10 feet each) were repurposed into functional storage units. Our thoughtful design and adaptive reuse approach resulted in a high-performing facility that maximized value for the client.
